§1. Subject of the Regulations

These regulations define the scope of services, responsibilities, and rules of stay at Old Tree Villa/Home/Village. They form an integral part of the agreement concluded through making a reservation and/or paying a deposit or the full amount for the stay. By performing these actions, the Guest confirms that they have read and accept the terms of these Regulations.

• The Regulations apply to all persons staying within the premises of Old Tree Villa/Home/Village.
• The Regulations are available for inspection at the Reception.
• The Guest’s point of contact is the Reception, tel. +48 780 151 777.

§2. Hotel Day

• Rooms/houses are rented by hotel days.
• The hotel day lasts from 3:00 p.m. to 11:00 a.m. the next day.
• Requests to extend the stay should be made as early as possible; they can be granted depending on room availability.
• The hotel may refuse to extend the stay if payment for the current period has not been made in full or if the Guest has violated the Regulations.
• The hotel may refuse accommodation to a Guest who has seriously breached the Regulations during a previous stay.
• Extending the hotel day is possible for an additional fee according to the current rate.
• If the duration of stay has not been specified, it is assumed that the room was rented for one day.

§3. Reservation and Check-in

• Check-in requires presenting a valid photo ID.
• Each Guest (main and accompanying) must provide their full name and current phone number.
• The Guest may not transfer the room to third parties not registered at the hotel.
• Visitors not registered may stay in the room between 7:00 a.m. and 10:00 p.m..
• Reservations made more than 2 days in advance require a 50% non-refundable deposit unless the offer specifies free cancellation. In case of payment issues, contact the Reception for arrangements.
• In case of cancellation during the stay or after check-in, payment for the current hotel day is non-refundable.

§4. Services and Additional Services

• The hotel provides services in accordance with its category and standard. Any quality concerns should be immediately reported to the Reception.
• The Reception provides (subject to availability) an iron and ironing board free of charge.
• Wellness zone: opening hours/days are provided by the Reception (may vary seasonally or due to weather).
  • Price: guests aged 12+ – 50 PLN; children under 12 – 25 PLN (entry within working hours of the wellness zone, no time limit per day).
  • Towels and bathrobes can be rented for an additional fee and refundable deposit.
• During the summer season: possibility to rent a fire pit and sticks – extra charge applies.
• Restaurant: an integral part of Old Tree Villa/Home and Old Tree Village. Opening hours: 12:00–20:00 (off-season) and 12:00–22:00 on Fridays, Saturdays, and during the summer season. We recommend booking a table in advance; the property is not responsible for lack of availability during peak times.

§5. Guests’ Responsibility

• Children under 12 years old must remain under constant supervision of their guardians.
• Guardians are financially responsible for damages caused by children.
• Minors cannot check in without the presence and confirmed registration of a legal guardian.
• Minors may use the wellness zone only with their legal guardian; this also applies to staying in the room.
• The Guest must provide accurate data (contact, names, ages of participants – if pricing or discounts depend on age). Communication occurs via the phone number or e-mail provided at booking.
• The Guest is financially liable for any damage or destruction of the hotel’s furnishings caused by themselves or their visitors; the hotel may assess the value of the damage individually.
• In case of violation of the Regulations, the hotel may terminate the stay – the Guest must settle payments, cover damages, and leave the premises.
• For safety reasons, when leaving the room, the Guest should turn off the TV, lights, water, and close doors and windows.

§6. Hotel Responsibility

• The hotel may refuse to store valuable items, large amounts of cash, or oversized objects exceeding storage capabilities.
• The hotel is not liable for damage to or loss of a Guest’s vehicle, items left inside, or animals – parking is at the Guest’s own risk. Staff do not provide valet services.
• The hotel staff do not provide concierge services.
• In Old Tree Villa and Home, pets are not allowed. If a pet stays without informing the reception – an additional fee applies, determined individually.

§7. Lost and Found Items

Personal belongings left in rooms will be returned to the address indicated by the Guest after shipping costs are covered or a courier is arranged. Without instructions, the hotel stores items for 3 months, after which they are disposed of.

§8. Quiet Hours

• Quiet hours apply between 10:00 p.m. and 6:00 a.m..
• Disturbing the peace results in staff intervention or, if necessary, police notification.
• Failure to comply with the Regulations or staff instructions may result in refusal of further service.

§9. Complaints

• Guests may file complaints regarding deficiencies in service quality.
• Complaints are handled by the Reception/Manager.
• Complaints should be submitted immediately after discovering the issue.

§10. Additional Provisions

• The hotel is not liable for inconveniences caused by reasons beyond its control (e.g. unforeseen technical failures).
• For an additional fee, small dogs/cats are allowed in Old Tree Village; pets must be on a leash, and owners must clean up after them.
• Pets are not allowed in the dining areas (breakfast hall, restaurant); exceptions apply to the garden and Village Bar.
• No smoking policy (including e-cigarettes) in non-smoking rooms and public areas. Violation results in a fee of 1000 PLN gross / per day of confirmed smoking.
• Storing hazardous materials, weapons, ammunition, flammable/explosive/fireworks materials is prohibited.
• The hotel does not provide medication and does not serve intoxicated persons.
• The hotel does not offer currency exchange. Foreign currency payments may be accepted at a rate set by the reception.
• For fire safety reasons, it is forbidden to use candles, heaters, or any devices not part of the room’s equipment.
• Except for minor rearrangements not affecting safety or functionality, it is forbidden to modify the room or its furnishings.
• The Guest acknowledges that DISCOVER POLAND TOURS Sp. z o.o., ul. Zgodna 1, 32-600 Broszkowice processes personal data for service provision and guest support. Contact: manager@oldtreevilla.pl. The Guest has the right to access and correct their data.
• Solicitation, peddling, and gambling activities are prohibited on the premises.
• Other issues are governed by the hotel’s internal procedures.
